Homeowner vs. Renter Regrets

What Homeowners Regret About their Homes
Among homeowners, the top regret is wishing they had chosen a larger home: 34% of homeowners with regrets — that’s 17% of all homeowners — mentioned this. The second most common regret – 27% of homeowners with regrets — is wishing they had done more remodeling when they bought the home.

What Renters Regret About their Homes
Renters have similar regrets – but are more likely to have them. They, too, wish they had chosen a larger home: 39% of renters with regrets did, making it the second-most common regret. The top regret, though, was wishing they bought instead of rented, which 42% of renters with regrets – and 23% of renters overall – mentioned.

2013 Real Estate Market: Buyers in a Rush; Sellers, Not So Much

The biggest challenge for home buyers this season is the lack of inventory, which is down 20-25% year-over-year and near its lowest level since before the housing bubble. Our consumer survey shows that people think now is the time to buy, not sell: 75% of respondents agreed with the statement “it would be better to buy a home now than one year from now,” but only 32% of respondents (and just 29% of current homeowners) felt the same way about selling now rather than one year from now.

Taking the Plunge...Into Home Ownership

Should couples wait to purchase a home together until marriage? Times are changing, and a new study from Coldwell Banker Real Estate LLC uncovered that about one in four married couples between the ages of 18 to 34 purchased their first home together before their wedding date, compared to 14 percent of those ages 45 and older.

“When a couple buys their first home, it’s one of the most exciting new experiences they ever will share together,” said Dr. Robi Ludwig, a leading psychotherapist and Coldwell Banker Real Estate LLC lifestyle correspondent. “They not only learn about each other’s wishes and dreams during this process, but they also learn how to be practical with each other and compromise. Buying a home has more of an impact on a couple’s relationship than any other purchase they will ever make. It bonds two people together and makes them a family.”

Survey Trends: Love, Marriage and Homebuying
  • New Homes for Newlyweds: More than one in three married homeowners (35 percent) purchased their first home together by their second wedding anniversary. 
  • Cold Feet? Not These Couples: 17 percent of all married couples surveyed purchased a home together before their wedding day.
  • Millennials are Less Likely to Wait Until Marriage: 24 percent of married homeowners ages 18 to 34 bought a home together before they were married, compared to 14 percent of those ages 45 and older.​
  • Southerners Take Their Time: 72 percent of married Americans in the South waited until after they were married to purchase a home, compared to 60 percent of Americans in the Northeast.
  • To Have and to Hold … and to Own: Only 16 percent of married U.S. adults have not purchased a home together with their current spouse.

March 2013 California Home Prices Highest Up

Southern California's median home price rose 8% in March from February and increased 23.4% year-over-year.

Calif. highest median home price by region/county March 2013: Marin, $888,890 (Source: C.A.R.)
Calif. lowest median home price by region/county March 2013: Siskiyou County, $123,330 (Source: C.A.R.) 
 
Calif. Pending Home Sales Index: February 2013: 110.2 , up 8.7 percent from January's 101.4.  
 

"Boomerang Buyers" Making a Comeback

"Boomerang buyers" - people who bounce back from foreclosures or short sales to become homeowners again, are making a come-back with both their credit and new home purchases.

Here's a breakdown of waiting periods for boomerang buyers who lost their homes due to a foreclosure or a related event:

Foreclosure:

  • Seven years for a government-backed Fannie Mae or Freddie Mac loan.
  • Three years for a Federal Housing Administration (FHA) loan.
  • One to two years for a FHA loan if there were extenuating circumstances (such as illness or death of a wage earner).

Short sale:

  • Seven years for Fannie Mae or Freddie Mac with less than 10 percent down.
  • Four years for Fannie Mae or Freddie Mac with 10 percent down.
  • Two years for Fannie Mae or Freddie Mac with 20 percent down.
  • Three years for an FHA loan.

Deed in lieu of foreclosure:

  • Seven years for Fannie Mae or Freddie Mac with less than 10 percent down.
  • Four years for Fannie Mae or Freddie Mac with 10 percent down.
  • Two years for Fannie Mae or Freddie Mac with 20 percent down
  • Three years for FHA.
  • One to two years for FHA loan with extenuating circumstances.
